A non-binding memorandum of understanding lays out some of the terms as the Tampa Bay Rays consider the Hillsborough College site as a spot for a new baseball stadium.

The school’s six-member board of trustees held a meeting Tuesday to hear from the Rays and gave its unanimous support to the plan.

It authorizes the college to pursue a partnership for the potential redevelopment of a ballpark on a portion of its Dale Mabry Campus.

According to the memo, new college facilities would be built on the southwest corner of the 113-acre property as a stand-alone project.

The memo includes maps showing where demolition will take place, along with the location of some of the new construction.

  1. It will be interesting to see the details, but land acquisition is a huge cost for most new ballparks, and in this deal, that figure may be a zero, depending on how it is structured. I could see the Rays committing to covering a big chunk of money for the park construction out of revenue, with the park being built by the college using its bonding authority (probably would save money on interest that way), and then some kind of partnership between the Rays and the college to build the mixed use district, with the plan being that the college's share of that revenue will cover the new buildings and garages for the college. I would also think that if they minimize day games, joint use of parking will frequently be feasible, as peak use for the college parking will be in the morning and early afternoon (although a community college will have plenty of night classes).

  2. Question about Oakland. Will there come a time when the Giants will claim or MLB will grant the entire Bay Area their territory locking Oakland out from ever gettin another team?
    Similar to what Baltimore was able to do for a period with D.C.

  4. This lifelong Dodgers fan has had a soft spot for the Rays (except during October 2020) ever since they showed up on the MLB landscape in 1998. I so hope they're getting their ballpark act together, but, like the Chargers choking in the NFL playoffs, I've been here too many times to get excited. And the whole college tear down/rebuild thing falls into the Too Many Moving Parts category. Thanks for keeping us up-to-date, Brodie!

  6. Ah yes, the five magic words of not really doing much: "non binding memorandum of understanding". If you look at the map of the community college campus, they'll have to relocate the athletic facilites, the gym, and the student union to accommodate the ballpark. Which may be possible, but keep in mind that adds to the total cost of bringing in the Rays. Plus you have to deal with the other existing neighbors, the Yankees and the Bucs. It's not going to be easy to arrange land use agreements among all of these entities.

  7. as someone who witnessed the City of Seattle & trying to get a new arena / stadium constructed, the Memorandum of Understanding(MOU) is a start but doesn’t guarantee anything. The MOU for the possible new Sonics Arena (near TMobile Park) took 2 years to complete. Everything was all set & passed. Yet, the City of Seattle voted No to build that Arena.

  10. Fingers crossed this moves forward. This would be great for the community and the team. St Pete is too far and from my view impacts the lack of butts in seats.

  11. Per JP Peterson last night: "As we reported a couple weeks ago HC is the site and today’s unanimous vote clears the way for the real work to begin. Finding the money to get it built!"

    Peterson adds: "According to a trusted source the next big announcement will be the week of February 2nd. Gov Ron DeSantis is expected to be front and center of the reveal of the Stadium renderings and other key details of the HC development plan. The full financial plan is NOT expected to be revealed at that time."

    The grunt work really begins to get this over the finish line.

  12. This location matches the development choices the owner makes when building neighborhoods.
    This is a terrible site – traffic is bad, there's no chance to add infrastructure, there's nothing in the area so fans are captive to the stadium parking lot. The new location doesn't even try to capture any of the area's natural beauty – they've chosen an airport view over a waterfront view.
    I was looking forward to one day hopping on a train arriving at the stadium and catching a game – now I can only look forward to heavy traffic and an hour long wait to leave the parking lot after the game.

  13. so as much you are attention to detail, I started watching your past videos and had a question since I could not find the answers, what was the proposed acreage of the past sites to include Al Lang Field area, Channelside, Ybor downtown, and some of the other St Pete sites as compared to the current Tropicana Field location with regards to the new Tampa location, thanks

  14. Hey not sure if you’re aware because it’s not obvious on but currently the parking for George Steinbrenner field is the Raymond James North parking lot. There’s a walkway bridge over Dale Mabry, which connects the spring training baseball stadium directly to the parking lot for the NFL Buccaneers stadium. Something like that could be used on the south lot of Ray Jay.

  15. I wonder at what point the Bucs say “what about us?” If Tampa and the county are going to dole out any public money the NFL team will want some.

  16. I'm kinda excited, but a little concerned in the month of September having baseball and football going on at the same time (1 o'clock games). But, I'll only have to deal with getting to the airport (volunteering for the USO).

  17. Of all the places this is probably the worst location they could build. Outside of the proposed ballpark village, there's nothing around it but residential and the already existing sports complexes. There is nothing beyond that parcel that will benefit from a stadium in that location. They missed a golden opportunity in Ybor City, that area is prime for revitalization and would have rivaled the Gaslamp District in San Diego. Close to the highway, already existing light rail through the area, you're already seeing 'live, work, play' development starting to show up in the Historic District. An absolute travesty that they're not moving to that area. This is going to be really weird if it actually goes through, your new stadium literally splits right down the middle your division rival's spring training complex. The outfield of this new stadium is feet from Stienbrenner Field. Unless the Yankees and Rays end up doing a complex swap where the Yankees move to Port Charlotte and the Rays take over the Tampa facility, which would make a lot of sense, its just going to be the oddest setup in professional sports. And while the telestrator is great, it doesn't really give you the scale of fitting a stadium there. I get a feeling if you overlaid something like a Petco Park or the new Vegas stadium on that site, you'll see that there won't be as much room for that ballpark village as they might think. My money is on this not happening to be honest. I think he eventually they revisit Ybor City, or they move to Orlando, but I don't see this happening.

  18. Here’s one thing that just came to my mind how would it work if the rays and the Yankees minor league team play at the same time with parking and also the bucs in the fall smells like a parking and traffic nightmare over there
