Stars & Mavericks SUING each other over Arena

Here’s Brody Brazil. You know, I really don’t mean to cause any more tension here, but I feel like I’ve already seen this movie, and it had a very bad ending. Two teams, the Oakland Raiders and the Oakland A’s sharing the Oakland Coliseum, disagreeing over the Oakland Coliseum, fighting over the Oakland Coliseum, and then both eventually abandoning the Oakland Coliseum. I’m not suggesting again that the Dallas Stars or Dallas Mavericks are both or either planning on leaving the Dallas metro area. I’m not saying relocation is in the cards here, but in terms of sharing the American Airlines Center, the double AC, we’ve got some big problems in Big D. These two teams within the last week have taken legal action against each other. It’s a relationship that’s been devolving now for about a calendar year. They had some plans to upgrade the building, a couple hundred million dollars. It’s, I don’t know, 25 or so years old. They wanted to put more into it, but now it seems and feels like both teams have different directions and different plans for themselves, and they really don’t want to commit. Maybe the Mavs want to commit to this building. The Stars seemingly do not want to commit more to this building. Let me give you the quick background here. The Stars and Mavs, they’ve shared the AAAC for 25 seasons since 2001. They’ve only ever shared the same home, right? Even before this was it reunion Arena in Dallas and then they moved into this building in 2001. They have separate ownership groups. We should make that clear. Sometimes when it’s two teams under one roof literally it’s the same owner and obviously the same ownership wouldn’t have two franchises fighting against each other, feuding against each other kind of like they are right now. So I need to make clear these are two different identities. Yes, they share the same city. They share the same indoor arena but that’s about all they have in common right now. The relationship, as I mentioned, according to the Dallas Morning News, has turned south within the past year. Mav’s ownership earlier this week filed a 253 page petition in court for injunctive relief. They filed an injunction against the Stars, 253 pages worth, detailing all the issues, all the problems, all the things that the Mavs are seemingly having uh trouble with in dealing with their housemate. But by the way, the the Stars have since filed a counter claim. More on that in just a second. But the Mavs ownership, they’re claiming that the Stars have been obstructing maintenance to the building and that they have breached the contract, the original contract of the building between these two teams that was signed back in 1998. And wait until you hear about the breach of contract, like what exactly that breach entails. I will detail it for you in just a second. The Mavs injunction plainly states this. Well, quote, “To put it plainly, the stars are holding the American Airlines Center hostage.” End quote. Now, it’s one thing for two teams to be disagreeing with each other or to be having words in private with each other or to understand there’s some friction and tension, but to go out there publicly and put this in the court documents, which are going public that the Stars are quote holding the American Airlines Center hostage, that’s pretty upfront. That’s pretty straightforward by the Mavs organization. Now, the Stars are going to have their chance to respond, which they did. More on that in just a second. But I also need to take you back to October of last year, 2024. The Mavs in the city of Dallas say that the Stars backed out of this $300 million deal to renovate the doubleAC. And they were going to fix up the outside, make more of a pavilion type area, I think connect some of the parking garages if I’m correct. a lot of details, a lot of things, but the Stars backed out from something that seemed like it was going to move forward. By the way, the city of Dallas owns this arena. The two teams form a company that operates this arena. The Mavs also say that they have an agreement with the Stars that requires team headquarters of both teams to be located in the city of Dallas proper. Well, the Stars moved their team headquarters to Frisco, Texas. It’s a suburb. It’s not that far away, but they did that in 2003. And so the Mavs are now going back on something the Stars did more than 20 years ago and saying, “Well, you know what? They’ve been bad about this. They also breached their contract 20 years ago.” It’s not like the Stars just moved to Frisco, Texas. They’ve long been out in Fris, Texas with team headquarters. You kind of get the idea of how deep and I don’t want to say how petty this fight has become, but the the ways and the directions that this fight between these two teams is going. The Mavs and the city of Dallas also claimed that the Stars agreed to stay at the AC with no renovation cost, as in the Mavs and the city would pay for all the upgrades, but that the Stars would have to stay there until 2061. That’s a long ways off. But the Stars say that no, that’s not what we agreed to. Both deals, the Mavs deal and the Stars deal, they say expire after the 2035 season. You’ll also hear if you do some of your own research into this story that there’s an expiration potentially at the end of the 2031 season. How is this unclear? Like that they all are seeing three different things of what was agreed to even 25 30 years ago. I don’t understand how there’s this much gray area. But certainly the stars feel like there’s one expiration date. the Mabs and the city feel like there’s a different expiration date and they’re like 30 years apart. When the arena impro improvements uh fell through, they didn’t happen last year in October of 2024. After that, the Mavs were pretty upset. So, they seized the Stars half of the double a double operations. I’m trying I’m trying to speak the Dallas language here. I would call it AAC, but doubleac I know that’s what it’s called down there. So the Mavs, they seized the Stars part of the operations of the American Airlines Center. So not the ownership of it, but the operations. And that operations part makes money. So the Mavs have been holding quarterly arena proceeds. They’ve been taking them in and they’ve not been pocketing them, but they’ve they’ve been putting them in escrow to the tune of like tens of millions of dollars is the claim is what the Mavs are now withholding from the stars because the Mavs are like, “Wait a second. If you’re not in on this place, we’re running this place. We’re going to take this over. They literally seized operations of the building, all the other concerts and stuff. And look, are the Mavs playing their season right now? Yes. Are the Stars playing their season right now? Yes. But man, there’s a lot of friction going on behind the scenes, including the Stars countersuit, which I mentioned before, their countersuit uh claims to quote, “Restore normal operations at the American Airlines Center and prevent the Maverick’s attempted hostile takeover.” Everything’s hostile here. a takeover, a hostile takeover. They’re holding it hostage. Every I mean, everybody, that’s the level of where we’re at here of of these two franchises fighting over the venue that they both share. The Stars also had this response this from their legal team and their council, Joshua M. Sandler, said, quote, “Their lawsuit, the Star, the Mavs lawsuit, the Mavs lawsuit, seeks to marginalize the Dallas Stars to the role of a mere tenant and ultimately drive the team out of Dallas.” Whoa. Now, like I said before, I’m not the one here to proclaim that the Stars are leaving the Dallas metro area, but if we’re talking about the city of Dallas and moving to Plano or Frisco, then possibly that’s what the Stars are even already trying to do. More on that in just a second. Drive the team out of Dallas. Huh. The goal of the Stars lawsuit is to ensure that the AAAC continues to serve as a world-class venue for all who call Dallas home. The Stars appreciate the support of its fans and will continue to advocate for what is best for our community and the doubleAC. Brad Alberts is the Stars president. Brad said, quote, “It’s really sad that a relationship has turned into this for no reason. The Stars are not the Dallas Maverick’s enemy. Never have been and never will be. We want to work together with them and run a really good sports and entertainment business at this arena. We want what’s best for them if they want to build a new arena. We’re not trying to take interests away from the Mavericks. We’re not trying to take position away from the Mavericks. And it’s just unfortunate. It’s the biggest disappointment in my career. Wow. And I don’t know Brad Alberts. I would assume that Brad has a long storyried career. You don’t get to being a team president uh without having some experience. But the biggest disappointment of Brad’s career. That says a lot about where this situation has has gone. The other big thing I should say things though are this. The Dallas Morning News has been reporting that the Stars are considering a brand new arena site, a $1 billion arena at the site of the Willow Bend Mall in Plano. That’s north of the the core of of Dallas. It’s a mall that they built, I think, at the turn of the century. It was like the last indoor mall, I think, even in the state of Texas. And, you know, it’s a mall. It’s an indoor mall. It just hasn’t gone well in recent years. All the main tenants are moving out. The stars are eyeing this site and saying, “hm, an arena here might work.” Not just the arena, but also the real estate. The team told the paper they’re looking for a site like this one that creates 365day per year revenue. They’re looking for real estate. They’re looking for the ballpark village, the arena district. They’re looking to own and operate all this land surrounding a brand new building that they might be constructing. The stars have also said that they’re willing to support the city and the Mavs with upgrades to doubleAC. Basically, they felt like, “Hey, wait. If the Mavs and the City are paying for all the upgrades, then the Mavs and the City are going to get all the opportunity to call their own shots, do what they want to do with this building, and then trap us in it, right? That’s probably the way the Stars feel in all this.” The Mavericks are also, by the way, hoping to build a basketball first arena in Dallas. Now, I I didn’t mention this at the top, but I understand the ownership of the Mavs has a lot of connections to Las Vegas, and there’s not a basketball team right now in Las Vegas. They’ve talked about expansion, but potentially, would the Dallas Mavericks relocate to Las Vegas? I know there’s speculation. I’m not adding to that, but I’m just saying that the Mavericks have made it clear they’re very much in the market for a new arena. Let’s get to the takeaways here. And like I said at the top, two feuding franchises in an aging venue. Now, this venue is, I say, only 25 or so years old, closer to 30. Two feuding franchises in a venue that needs an update, needs a refresh. It’s a bad recipe because you’ve got two teams with two different intentions and two different ideas about how this should get done. If it was just one team in the city, that’s usually enough to like try and get this done and make it a process and figure things out between the two parties. But now there’s three parties and three is sometimes a crowd and you’re going to get the back and forth here and when it’s already a tense relationship. I’m telling you this is a bad recipe in that one team might leave the situation or both teams might get frustrated with the situation and leave again. Oakland A’s Oakland Raiders Mount Davis in center field. One team like the Raiders wants more control of the building but the A’s were the longer tenant. They play a lot they played played past tense played a lot more games at the Coliseum. So there was this fight. The coliseum was like, “No, we’re keeping the A’s as the primary tenant.” Raiders are like, “We’re leaving.” A’s are like, “We can’t fix this place up. We can’t do anything. We’re leaving.” Again, this is a bad thing brewing in Dallas. It can be fixed. It can be remedied, but we’re a long ways apart from it right now. I get it. The Stars don’t want to play second fiddle. Like they said, they don’t want to be reduced to just being a tenant here as more like a partner in the building. They they would have less control over upgrades. And I’m saying this from 1500 miles away. However far California is away from Dallas, Texas, I’m just saying this is what I see even from a distance, it’s very clear why the Stars have some reservations about this. Maybe they have their own plans anyway and they weren’t thinking long-term for the AAAC, but they can’t really commit to this and now the Mavs are kind of calling them out. The Stars also clearly want to own real estate out in the suburbs. And there’s no two ways about this. It’s pretty straightforward. It is their intention to go out to the suburbs, probably that mall site, and build a brand new arena. The Mavs are also trying to get their own arena. And they’ve got the Stars who are non-committal to the building. And it feels like the Mavs want to fix up the AAAC, lock in the Stars, and say, “Oh, you’re good. All right, we’ll see you later. We’re leaving this party. We’re going to go build a brand new arena downtown.” Who knows exactly how this works, but you’ve got these two teams fighting, and the situation, quite honestly, is really just getting started. Maybe this will be hashed out in the courts, maybe in 6 months or a year, but leases, I think, are expiring closer to 2031. So, both teams are going to get on their well, horses if you’re the Mavericks, uh, and in Texas, but both teams have got to get on this sooner than later. So, this is not something I think is going to linger forever. It needs a resolution. It deserves a resolution sooner than later. Fortunately, I don’t think the building is falling apart. But if these two sides are fighting and disagreeing and things can’t even happen in the short term for the American Airlines Center, then you know that’s a bad deal. The teams have had uneven starts to their 25th seasons as American Airlines Center’s tenant couple, but their struggles on the court and the ice appear benign compared to the behind-the-scenes strife in the organizations’ relationship.

Late Tuesday morning, Mavericks ownership filed in Texas Business Court a 253-page petition for injunctive relief against Stars ownership, seeking legal finality on a breach of contract dispute the Mavericks raised in October 2024.

The Mavericks allege the Stars are in breach of a clause in their 1998 franchise agreement that requires their corporate headquarters to be located within the city of Dallas, while also claiming in the injunction that the Stars have obstructed further maintenance and improvements to American Airlines Center. The Stars’ headquarters and practice facility have been located in Frisco since 2003.

Both the Stars and Mavericks, who have shared the arena since it opened in 2001, could leave AAC after the current lease ends in 2031, with the Mavericks seeking to build a new basketball-only arena in Dallas and the Stars entertaining offers from other cities, including Plano. The News also reported Tuesday that the Stars are eyeing a $1 billion arena at the Shops at Willow Bend Mall site.

  1. After going to see the LA Clippers’ at the new arena (Intuit Dome), located in Inglewood. The $2 billion, state-of-the-art venue sets a new bar for the other NBA teams so I can see every ownership group looking at their situation and setting new goals

  2. Man I hate sports teams always wanting new stadiums. Been to the AAC many times for both stars and mavs games and it’s such a nice facility that I see 0 need to replace at any time in the near future. It’s location is also fantastic right in downtown compared to where both seemingly want to move to (out in the suburbs surrounded by parking)

  3. So the Stars want a new arena, and the Mavs want a new arena. And they are fighting in court about which one gets stuck in the AAC while the other leaves to build a new arena? Man, billionaires really don't have better ways to spend their money.

  4. This will be a bad look on the city of Dallas if they let both the Stars and Mavs leave. You already don't have the Cowboys, Rangers and FC Dallas playing within the city limits. Now…. the Stars and Mavs? Worthless leadership by the city and it's been this way for a long time.

  5. Years ago two different ownerships wound pay their rent collect ticket sales and other sales and call it a day.

  6. The mavs have had plans to build a new stadium on the Texas Stadium site for years, Stars wanted to stay. The plano plans are clearly a backup if this goes too far south

  7. Atlanta Thrashers and Atlanta Hawks went through this, and it ended up with the Thrashers leaving. The NBA is a bully in buildings, and I don't think it's wise for NHL teams to share new venues going forward. The NBA doesn't care about anything but themselves, gambling, and social media cred.

  8. Also important to note that the phase in question was the final phase of refresh. A few years back the building got a new roof. Then a couple years ago all new seats and a new lower bowl seat system. Additionally a new Center Scoreboard (massive) and new 4 Nm Ribbons triple stacked around the Rims, 2 new endboards at the top at each end, and a new board on Victory Plaza outside. A contract was just signed to refresh Corridors, Concessions, replace escalators, elevators etc that work begins in 2026. The building is practically new.

  9. I went to the AAC last season to watch Winnipeg vs Dallas. That venue is GORGEOUS!!!!!

    So of course it's not surprising the Mavericks are being toxic because they want a shiny new toy all to themselves.

The ironic thing about the A's-Raiders Coliseum situation is that beginning in 2028 both the A's & Raiders are projected to be in the same city again this time in Vegas, though they will be playing in separate venues (though I think the A's will pivot to moving to Utah due to the guaranteed funding for a new ballpark there & all of the funding problems associated with their new stadium in Vegas.)

  11. The weirdest part about the Stars and Mavs fighting over the AAC is that it sure seems like both teams are intent on leaving it. The second weirdest part of it is that the AAC is still one of the ten newest arenas in the NHL. And it's still one of the nicer ones, but alas the area around the arena is largely developed by business that aren't the Stars or Mavs, so it's go bye bye time. And that makes me sad.

  12. After seeing this, I'm glad that the Mammoth and Jazz have the same ownership group in Utah. You have Jazz players at Mammoth games and Mammoth players at Jazz games. They even announced that they're building a new practice facility for the Jazz next door to the new Mammoth facility and they'll be connected so the players can interact with each other!

  13. 8:49 – "built at the turn of the century" still messes me up because yeah, I know that Y2K was *a* turn of the century but in my mind it's not *THE* turn of the century…
    That being said, there's a similar situation going on in Philly between the 76ers and the Flyers who currently share the same venue but the Sixers have been trying to build a new arena for the better part of a decade but the umbrella corporation that owns the current building also owns the Flyers and it's in their financial best interest to undermine the Sixers plan to move out

  14. The Adelson family ate horrible people. Mark Cuban is a jerk for selling the team to the devils. I have zero respect for Cuban after the sell. Cuban is the Howard Schultz of Dallas. He sold the team knowing that those people want to move the team to Vegas. Clay Bennett NEVER wanted to own the Seattle Supersonics. He wanted Oklahoma City to have an NBA team.

  16. It looks to me like both teams don’t want to be left holding a bag at the other’s actions. That is why each team has done what it has. Nothing personal, just business.

  17. i’m a stars ticket holder i see nothing wrong with arena . definitely seems the Mavs want out but now i hear the stars want to move closer to their fan base in northern burbs on Plano / frisco area . location actually will be amazing though

  18. If they want to go to Vegas or Seattle they could easily threaten loud enough that the NBA not wanting to lose the Dallas Market grants them an expansion team while they sell the Mavs to local ownership for a tidy profit.
