Documents filed this week to the city show that a staff review meeting will be held on July 14, and a public hearing before the City Plan Commission set for Aug. 19.Those documents show a 35-acree development that would include a downtown baseball stadium and mixed-used district. The area will be bounded by 22nd Street, 27th Street, Main Street and Gillham Road. The redevelopment plan covers nearly 68 acres and would increase the district&#8217;s total building area from about 9.1 million square feet to nearly 12.6 million square feet, creating room for roughly 3.5 million square feet of additional mixed-use development around the proposed stadium.The design guidelines prioritize walkability and connectivity, calling for wider sidewalks, active ground-floor storefronts, outdoor plazas, landscaping, public art and improved pedestrian links to nearby destinations, including Union Station and surrounding neighborhoods. The district is intended to support festivals, community events and everyday commercial activity in addition to Royals games. The application also seeks approval of an Urban Redevelopment plan, a preliminary development plan and preliminary plat, along with the vacation of portions of existing public right-of-way needed for
