He noted, however, that even if the city council decided to relocate, a downtown arena isn\u2019t a sure thing.<\/p>\n<p>\u201cWe haven\u2019t even been able to talk to the city about what that deal would look like, so it isn\u2019t necessarily that if the City Hall goes, we\u2019re there,\u201d Welts said on the latest episode of the <a href=\"https:\/\/www.youtube.com\/watch?v=puMPk4voINE\" type=\"link\" id=\"https:\/\/www.youtube.com\/watch?v=puMPk4voINE\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Intersections<\/a> podcast with former Mayor Tom Leppert and entrepreneur Kyle Waldrep.<\/p>\n<\/p>\n<p>He said the team is \u201con the clock\u201d as it works to land on a development site in time to design and build a new arena before their existing lease at the American Airlines Center ends in 2031. Welts had previously said the Mavs hoped to have a decision early this year, but that timeline got pushed by several months.<\/p>\n<p>Meanwhile, <a href=\"https:\/\/candysdirt.com\/2026\/03\/16\/council-rift-widens-over-dallas-city-hall-and-possible-mavericks-arena\/\" rel=\"nofollow noopener\" target=\"_blank\">city officials remain divided<\/a> over whether to invest around $1 billion to restore City Hall or move out and mark the property for redevelopment. Staff is currently conducting more exploratory work on repair and relocation options to bring back to city council.<\/p>\n<p>\u201cThe city manager\u2019s office has been unbelievably supportive,\u201d Welts said.<\/p>\n<p>Speculation surrounding how supportive officials have been has animated a lot of the discussion over City Hall\u2019s fate. A recent report by The Dallas Morning News, however, seemed to suggest there wasn\u2019t much in the <a href=\"https:\/\/candysdirt.com\/2026\/03\/10\/emails-surface-showing-select-council-members-were-offered-tours-of-potential-city-hall-sites\/\" rel=\"nofollow noopener\" target=\"_blank\">thousands of internal city emails<\/a> obtained by the outlet tying the push to relocate from City Hall to the Mav\u2019s hunt for a new arena site. Nothing out of the ordinary, at least.<\/p>\n<p>\u201cThe emails show no coordinated planning, no financial modeling tied to a joint project, and no internal strategy connecting City Hall decisions to an arena deal,\u201d DMN reported.<\/p>\n<p>Emails suggest a couple of meetings between Welts and City Manager Kimberly Tolbert were in the works last year. No follow-up communications confirm whether any sitdown actually occurred. However, Mark Boekenheide, senior vice president of global real estate development at Las Vegas Sands Corp., was invited to one of them. Both the Mavericks and Las Vegas Sands have the same majority owner: Miriam Adelson and her family.<\/p>\n<p>One of the planned meetings with Welts was scheduled for May, just a few months before <a href=\"https:\/\/candysdirt.com\/2025\/08\/30\/anyone-want-to-buy-dallas-city-hall\/\" rel=\"nofollow noopener\" target=\"_blank\">Mayor Eric Johnson created the Finance Committee<\/a> to \u201cidentify the most fiscally responsible course to address the mounting deferred maintenance and carrying costs of Dallas City Hall.\u201d<\/p>\n<p>In a statement to DMN, the Mavericks said they met with the city manager\u2019s office to \u201cevaluate opportunities and gather information\u201d related to their search for a \u201clong-term arena solution in Dallas.\u201d<\/p>\n<p>It\u2019s not just a new arena that\u2019s on the line, though. Home court would only be the anchor of a 50-acre entertainment district with a four-star hotel, auxiliary facilities, and the team\u2019s corporate offices. He said Live Nation was interested in putting up its own venue in the district. And, of course, there would be retail and dining opportunities.<\/p>\n<p>\u201cIf there was 50 acres available downtown, I think it\u2019d be an amazing sight\u2026 Right now, there really isn\u2019t,\u201d Welts said.<\/p>\n<p>The Mavericks do have at least one alternative site in the city limits: the former Valley View Center in North Dallas. The property was named on <a href=\"https:\/\/candysdirt.com\/2026\/01\/23\/mavericks-narrow-arena-shortlist-to-two-dallas-locations\/\" rel=\"nofollow noopener\" target=\"_blank\">the team\u2019s shortlist of preferred sites<\/a>. But Welts suggested they would prefer putting roots down downtown.<\/p>\n<p>\u201cI think these things are incredibly successful in a dense, urban environment,\u201d he said. \u201cI think they add the most to any community they\u2019re in if they\u2019re in that kind of environment, and I think they can be a catalyst for a lot of other development.\u201d<\/p>\n<p><a href=\"https:\/\/candysdirt.com\/2026\/02\/28\/downtown-dallas-inc-endorses-city-hall-relocation-ahead-of-critical-vote\/\" rel=\"nofollow noopener\" target=\"_blank\">Downtown stakeholders and city boosters<\/a> have argued that redeveloping 1500 Marilla St. \u2014 with or without the Mavericks \u2014\u00a0 will jumpstart the central business district\u2019s southern sector.
