The arrival of the new Washington Commanders stadium is already resulting in some interesting development proposals in its vicinity. The latest pitch? A casino at DC’s Reservation 13 development. 

The Hill Rag reported Thursday that Pittsburgh-based Chatman Holdings pitched plans for a casino and hotel development on one of the last parcels at DC’s Reservation 13 development to ANC 7F earlier this week. The presentation provided to UrbanTurf outlined a casino that would rise 10 stories at the corner of Massachusetts Avenue SE and Water Street (map), and feature a full-service grocery store, movie theater and bowling alley, in addition to an amphitheater and ice rink along the water.

Unlike the other parcels at Reservation 13, Chatman is asking to be awarded the development rights rather than going through a competitive bid process, which has a slim chance of being approved by the Office of the Deputy Mayor for Planning and Economic Development. 

The first phase of Reservation 13 is complete but the second phase, which would deliver nearly 1,250 residential units, a hotel and retail, is moving forward slowly. The proposed casino would be located about a block south of the new Washington Commanders stadium.
