The new headquarters of Shad Khan’s Jacksonville Jaguars is a reflection of downtown Jacksonville’s massive transformation.

Named One Tower Court, the new HQ captures a city in motion — regardless of where you stand. Floor-to-ceiling windows frame the future: to the east, the rising Four Seasons Hotel and Residences Jacksonville; to the north, renovations to the Jaguars’ EverBank Stadium; to the west, the evolving riverfront, including plans for Museum of Science & History’s new home and Shipyards West Park; and to the south, the sweeping St. Johns River.

The building is already buzzing inside, as Jaguars employees have moved into three floors of the six-story building, with Foley & Lardner set to join them on a full floor. Timucuan Asset Management will occupy the top level, while a YMCA anchors the street-level space, bringing a mix of business, community, and daily activity under one roof.

“We’ve gone well beyond showing renderings at community huddles, and you see people actually moving into things being done,” said Jaguars President Mark Lamping on March 25 at a ceremonial ribbon-cutting.

What’s One Tower Court?

One Tower Court is the first completed phase of the Jacksonville Shipyards project and Downtown Jacksonville’s first multi-tenant Class-A office building built since 2007. It’s both. One Tower Court is the result of a strong public-private partnership between the city of Jacksonville and Khan’s development group. The city is pitching in a $25.8 million completion grant and offering long-term property tax rebates totaling up to $56.6 million to help make the project viable, while private investment is required to reach at least $301 million.

Beyond the building itself, public funds are also being used to improve surrounding infrastructure, including a new marina and expanded public spaces, ensuring the area benefits both tenants and the wider community.
