Dignity Health plans to build a 300,000-square-foot medical campus at the future site of the Arizona Cardinals’ new headquarters and training facility in north Phoenix, marking the first major commercial development announced for the team’s planned 217-acre mixed-use project.
The nonprofit health care provider announced May 18 that it will develop two buildings across eight acres at the northeast corner of Scottsdale Road and Loop 101, where the Cardinals last year purchased land for $136 million.
The team earlier this year broke ground on its new $200 million, 250,000-square-foot headquarters and training facility, which will occupy 30 acres of the site.
Dignity Health Arizona, a member of CommonSpirit Health, will become the first company to join the broader development project being assembled by the Cardinals and their real estate affiliate, Rawhide Development Co.
The multiphase medical campus will eventually total up to 300,000 square feet, with phase one consisting of a 120,000- to 150,000-square-foot facility. Construction is expected to begin in 2027, with an anticipated opening in 2028.
Once completed, the project is expected to create 700 medical and support jobs and become Dignity Health’s largest outpatient campus. It also will mark the company’s first medical facility in the northeast Valley.
The campus will include a sports medicine institute, services from Barrow Neurological Institute, orthopedics, cardiology, specialized primary care, executive health, imaging and outpatient surgery.

“This new medical campus in north Phoenix will expand access to high-quality health care, serving not only professional athletes but every member of our community.”
Dignity Health and Rawhide Development Co. negotiated the deal directly without commercial real estate brokers.
The Cardinals and Dignity Health have maintained a longstanding partnership through sponsorships and community initiatives, including work with the Arizona Cardinals Foundation.

“We are both deeply rooted in Arizona, and our shared commitment to health, well-being and community impact has transformed this project from a simple idea into something truly special. This isn’t just about constructing buildings — it’s about building a healthier future for our community.”
Dignity Health operates 39 acute care hospitals and more than 400 care centers across Arizona, California and Nevada as part of CommonSpirit Health.
Houston said the project aligns with Dignity Health’s broader mission of expanding access to care across Arizona.
