Andy VanHorn was raised in Knowlton Township, part of New Jersey\u2019s rural northwest corner. His father, Frank, owned and ran a trucking company, serving as the town\u2019s mayor off and on over five decades, a life of civic service matched by Andy\u2019s grandfather, Newt, before him. <\/p>\n

\u201cIt was the thing we did,\u201d Andy VanHorn, the Washington Commanders head of real estate, said recently of his family\u2019s lineage. \u201cMy dad is still sad I didn\u2019t stay and run the trucking company and become mayor.\u201d <\/p>\n

Frank VanHorn\u2019s time in the public domain included a prolonged conflict with the local beaver population. He and the community were big enough to admit defeat around the turn of this century, when \u201cBeaver Day\u201d was created and the chunky, part-aquatic rodents were instead embraced. <\/p>\n

Andy VanHorn\u2019s civic contributions are on a different scale than his dad\u2019s beaver battles. VanHorn, then with real estate investment trust JGB Smith, led the fast-moving but successful pursuit of Amazon\u2019s multibillion-dollar HQ2 project<\/a> in Alexandria, Va., edging out 150 cities in 2019. <\/p>\n

That project navigated multiple jurisdictions, corralled several hundred million dollars of public infrastructure investment and led to more than 2 million square feet of development. <\/p>\n

It\u2019s not unlike VanHorn\u2019s most recent undertaking, helming the Commanders\u2019 high-profile $3.65 billion stadium<\/a> and mixed-use development project at the site of the now demolished Robert F. Kennedy Memorial Stadium. <\/p>\n

It\u2019s a triumphant return to the district for the Commanders, who left for Maryland in 1997 and hope to open the new stadium in 2030. The completed stadium and surrounding development, including affordable housing and public parks, will mark another important notch in VanHorn\u2019s contributions \u2014 albeit more commercial than his dad\u2019s \u2014 to D.C.\u2019s public realm. <\/p>\n

\u201cPart of what was really appealing to me \u2014 starting with my dad as the mayor \u2014 this community-changing aspect of it,\u201d said VanHorn. \u201cTo be able to leave an incredible positive mark on the city was insanely valuable to me as a person, in thinking about how I would love to drive D.C. in a new way.\u201d <\/p>\n

The ideal candidate<\/p>\n

VanHorn had just left his job with a family-owned real estate firm when he heard about the Commanders\u2019 real estate opening on a Friday in the fall of 2024. It\u2019s as if everything he\u2019d done over the previous 20 years of his career, whether shepherding a large-scale economic development project or navigating multi-jurisdictional entitlement mazes, had been building toward it.<\/p>\n

\u201cAnd I think the recruiters felt identically,\u201d he said. <\/p>\n

VanHorn entered the picture late in the process but was quickly meeting with Commanders owner Josh Harris in Philadelphia, the first of several conversations in New York and Miami with the Harris Blitzer Sports & Entertainment co-founder. <\/p>\n

Their first meeting was formal, technical; did VanHorn have the experience, the skills, the references? He did.<\/p>\n

From there, the discussion, while sipping tea after dinner on one occasion, steered toward personality, work style and culture.<\/p>\n

\u201cJosh can work with anyone in the world,\u201d VanHorn said. \u201cWorking hard, trying to do the best, trying to win, but also actually enjoying your job. That\u2019s a big piece about how Josh hires, that cultural part.\u201d <\/p>\n

A line of no\u2019s <\/p>\n

VanHorn joined the Commanders in March 2025 just as the stadium push was pursuing entitlements and D.C. council approval.<\/p>\n

There might not be a more complicated municipality in the country in which to get a project approved than D.C., where federal and city overlays compete, dozens of advisory boards get to have their say and the current presidential administration intermittently throws curveballs into the mix.<\/p>\n

Approaching the crucial D.C. council vote last August, it became clear to Commanders President Mark Clouse that several council members were wavering. Chief among their concerns were relationships with local unions that would inevitably be involved with the stadium project as it was built and later operated. <\/p>\n

Here\u2019s where VanHorn showed the value of having not only a real estate expert, but one from the local market.<\/p>\n

Instead of presenting the council with promises to engage with labor leaders upon approval, VanHorn submitted a handful of complex and, most critically, signed labor agreements that were hashed out over a 48-hour marathon in the days before the council meeting. The vote was 11-2 in favor of the Commanders.<\/p>\n

\u201cIt was evident to me that there was a lot of mutual trust over time between labor and Andy,\u201d said Clouse. \u201cAnd that was a strong signal to the council members and really made a difference.\u201d<\/p>\n

Now, a different portion of VanHorn\u2019s skill set is in play: wrangling the enormity of the undertaking, making some sense of it and mapping a path to completion.<\/p>\n

Deciding the approximate size of the stadium and where it would sit on the RFK site was the first in a waterfall of decisions that flow from one into the next. VanHorn\u2019s job is following those questions. And answering them. <\/p>\n

\u201cReal estate development, you get up every day and there is a line of \u2018no\u2019s\u2019 in front of you, \u2018no\u2019 to everything,\u201d he said. \u201cAnd you have to flip them to \u2018yes,\u2019 every day, every hour.\u201d <\/p>\n

Growing portfolio<\/p>\n

Andy VanHorn\u2019s Commanders job title \u2014 head of real estate \u2014 is a new one for the sports industry. It\u2019s the kind of role sports teams may have either not needed in the past, or outsourced to a consultant or third party. Think about the Commanders\u2019 real estate portfolio for a moment, though: <\/p>\n

The $3 billion stadium project; $3 billion to $4 billion of mixed-use development surrounding the stadium; $350 million in parking garages; The multibillion-dollar redevelopment of the Northwest Field stadium site in Landover, Md., required as part of the Commanders\u2019 return to D.C.; andA practice facility in Northern Virginia. <\/p>\n

That\u2019s conservatively $10 billion of real estate developed, maintained and operated over a 15- to 20-year time frame, and justifies the hiring of not just VanHorn but six others on the real estate-focused team.<\/p>\n

\u201cI can\u2019t think, honestly, of any other team that has that kind of background and focus within a club,\u201d said Mike Drye, HKS office director and business development director\/sports, whose firm designed the stadium and is working closely with VanHorn. \u201cParticularly with entertainment districts coming along, it\u2019s going to be more and more important. It\u2019s as much real estate as it is anything else.\u201d <\/p>\n
