The best Texas Aggie relationships<\/a> aren’t built in the boardroom. They’re built through shared experiences on game weekends<\/a>\u2014the philosophy driving the creation of a Bryan development with 50 new, privately owned luxury suites and plenty of Aggie character.<\/p>\n

The idea itself, however, came even earlier, when Gameday Development owner Steve Quisenberry was looking for a space to do elevated events for businesses associates and clients.<\/p>\n

“I couldn’t find anything other than a standard tailgate, which is great … but I couldn’t find a venue that could host so I could spend time with my guests instead of flipping burgers the whole time,” he said.<\/p>\n

Hotels don’t exactly work, and AirBnbs can be hit-or-miss. So, Quisenberry set out to build what he couldn’t find.<\/p>\n

“Think of them as business office suites … it’s your Kyle Field Suite not at Kyle Field,” he said, noting that the suite also comes with white glove service, so patrons don’t have to flip their own burgers if they don’t want.<\/p>\n

Construction on phase one of\u00a0Gameday Suites Aggieland, the massive, football-centric community, is expected to start at the beginning of August at 0 W. Villa Maria Rd. But official registration will open to the public July 25, according to a TexAgs post from real estate agent Gabe Bock<\/a>. Owners will purchase a clean shell, then work with an interior partner to customize everything else to their personality.<\/p>\n

Each suite\u00a0is expected to be nearly 2,000 square feet in size, fully customizable and pairable with amenities, including concierge and chef services and transportation to-and-from campus on\u00a0gameday. The development looks to be about 6-7 miles west of Kyle Field.<\/p>\n

Quisenberry’s own suite, as he will be his first client, will be focused on corporate hospitality with a big television screen. Another potential client wants to put in a golf simulator, and\u00a0Quisenberry could see others developing into a more homey living room-type space, or, essentially, a personal\u00a0sports bar.<\/p>\n

“Inspired by the growing popularity of luxury experiential ownership concepts around the country, Gameday Suites was created specifically for Texas A&M fans, alumni, families and businesses looking for a permanent home base to gather, host and entertain near Kyle Field,” Bock wrote in his post.<\/p>\n

The development will be gated, although these are not residential spaces, and is also expected to include a turf courtyard inspired by a football field\u2014a miniature football field based on rendering photos\u2014premium entertaining spaces and other amenities.<\/p>\n

The complex ultimately will include five buildings, but the first three are expected to cost $3 million each. Construction is expected to complete on those structures by August 2027. The final two buildings are expected to be complete by August 2028\u2014both expected to come in time for owners to take over before the following football season.<\/p>\n

Quisenberry expects to roll the concept out to other major universities in the future.<\/p>\n
